Research programme
SCC Land Registry is designed as an auditable research platform rather than a black-box valuation product. Research claims are separated from production facts and must be reproducible before publication.
Hedonic price modelling
Test models that control for observable property characteristics and geography, reflecting the principle used by the official UK HPI. Any SCC model will publish variables, training period, diagnostics and limitations.
Repeat-sales analysis
Study properties that transact more than once to estimate within-property price movement while documenting selection effects, renovation/age effects and the narrower sample implied by repeat sales.
Liquidity and market activity
Develop transaction-volume, turnover and market-depth indicators that do not confuse fewer sales with falling property values. Revision-aware monthly cohorts are essential.
Spatial comparison
Compare postcode districts, local authorities and broader market areas without treating administrative boundaries as economically homogeneous. Where feasible, add robust neighbouring-area comparators.
Inflation and affordability
Publish nominal and real-price illustrations only when the chosen inflation measure and base date are explicit. Affordability analysis will keep income, mortgage and price evidence as separate source families.
External replication
Release methods, synthetic fixtures, aggregate outputs and source manifests sufficient for an independent reviewer to reproduce sample results without access to SCC credentials or private raw-data storage.
Literature foundations
The programme draws on established housing-index research including hedonic and repeat-sales approaches, work on registry-stage versus asking-price datasets, and empirical studies using England and Wales transaction records. Literature informs hypotheses and methods; it is not evidence that any SCC result is correct.
Publication rule
Research features remain labelled experimental until assumptions, source rights, independent recalculation, accessibility, model diagnostics and correction procedures have passed review. SCC will not imply academic endorsement without explicit permission.
